Direct Report: General Manager and Director at Kraton Residence

Summary:
- The mission of the Estate Development Manager is to assist the management in overseeing all project development activities from strategic planning of new development through construction, human resource management and organizing financial arrangements. The Manager coordinates development activities with other divisions within the Company, ensuring effective communication of development status and needs.
DUTIES AND RESPONSIBILITIES:
- Initiate strategic planning for future development sites and development activities.
- To coordinate and work with the finance department in development of forecasting and modeling (profitability/pro forma). Prepare cost estimates, sources and uses, operating statements, cash flow analysis and supporting schedules, together with executive management
- Interface, together with executive management, with local, state and national public officials.
- Develops and recommends best alternatives on transactions involving new developments, operating expenses, taxes as well as utilitycharges.
- Work in conjunction with the architect to review design development and construction documents to ensure conformance with the development scope and defined construction standards specifications.
- Coordinate due diligence to evaluate third party assignments and prepare required documentations to implement them.
- Determine the optimal financial structures and funding sources for the future proposed developments.
- Prepare documentation needed for third-party lenders and investors and coordinate activities required to obtain final commitments from funding sources.
- Define requirements to ensure all scheduled milestones for planned development activities are in compliance with applicable regulatory and contractual requirements.
- Assist executive management in developing and negotiating contract terms and contracts with vendors, lenders and other business partners.
- Prepare development status reports for management.
- Oversee, establish, maintain and track development from inception through completion, including performing final development inspections, reviewing punch lists and closing out the program.
- Complete and report on other tasks as assigned

Qualification :  
- Male or Female, 30-40 years old
- Min. S1 Bachelor Degree in related fields.
- Min. 5 years experience in Project Management, preferably in property-related businesses.
- Having ability to communicate effectively in Bahasa Indonesia as well as in English
- Hardworking with Excellent Communication skills, need to be Reliable and Responsible
- Good team player with analytical thinking and problem solving skill, excellent interpersonal, planning, and able to work fast, under pressure and reach the target on time.
